I read an interesting article by Barbara Corcoran, who is one of the top real estate writers in the country.  She is the founder of the real estate company, The Corcoran Group and is the author of several excellent books on real estate and is the real estate contributor to the Today Show, CNBC and is a columnist for the Daily News. 

She said you have to ask yourself, “what would I have to price my home at if I wanted to sell it in 30 days?”  She said this is the only way you can sell property in today’s market. 

She went on to say that “even the best brokers feel pressure to flatter the seller when asked about the price of a home, but the truth is, the broker that gives you the lowest price is the one that is always right.”

She suggested that you take out a list of comparable homes in your neighborhood and try to compare your home to those.

She said most people are afraid of underpricing their home, but she feels that you should not be afraid of that because market forces correct that.  If it is under priced, you will get a bidding war. 

She also suggested that sellers take some weekends to visit neighborhood open houses.  You get an instant education on the pricing of your home.  Most people feel like their home is better than it really is, but that is a universal thought. 

Remodeling the kitchen was high on her list of must dos.  Kitchens do make a difference.  Everyone loves bright, light and open homes.
